Tavros' 250 Water Street Project Expands Manhattan Landscape Supply Opportunities; SiteOne Positioned
- SiteOne, the largest U.S. landscape distributor, can supply irrigation components and plant material.
- SiteOne can provide hardscape products and seasonal services for large developments.
- SiteOne meets procurement schedules and ongoing maintenance needs for projects of this scale.
Lower Manhattan block project widens scope for landscape suppliers
Tavros closes on 250 Water Street and plans a 600‑unit residential tower that broadens opportunities for the landscape supply chain in New York City. The privately owned developer acquires the full‑block South Street Seaport site for $143.0 million and proposes a ground‑up building with a five‑story podium of retail and four floors of commercial space. With 25% of units designated as affordable and dense street‑level retail, the project creates significant demand for streetscape, sitework and long‑term grounds maintenance materials and services.
Landscape contractors and distributors see scope across hardscape, irrigation and softscape disciplines as the project moves from pre‑development to construction. Public realm design and retail frontage require paving, tree pits, planters, site furnishings and stormwater management systems; terraces and potential green roofs call for engineered soils, drainage layers and irrigation equipment. As the largest U.S. distributor of landscape supplies, firms such as SiteOne Landscape Supply are positioned to supply irrigation components, plant material, hardscape products and seasonal services to meet procurement schedules and ongoing maintenance needs for a development of this scale.
Developers and suppliers anticipate early engagement during pre‑development to lock in specifications and phasing. JLL advises on the pre‑development financing and Atlas Capital provides preferred equity, signalling a move toward formal procurement and contractor selection in the coming months. The project sits alongside a broader Tavros pipeline that includes large residential and commercial developments across the city, suggesting sustained demand for landscape materials and services in Manhattan and nearby boroughs.
Financing and advisory roles are prominent in advancing the project. JLL represents the seller and structures debt facilities, with a pre‑development loan provided by BDT & MSD Partners and preferred equity from Atlas Capital to support acquisition and early work.
Design continuity and scale underscore the site’s rarity. Tavros retains façade and massing work from Skidmore, Owings & Merrill and appoints Fogarty Finger as design architect and architect of record, while founder Nicholas Silvers says the development "will have a meaningful impact on Manhattan for decades," highlighting the long‑term service and supply opportunities the project generates for the landscape industry.
