Strategic Expansion in Logistics: CTP and DOUGLAS Partnership

CTP, Europe's largest listed developer and manager of industrial and logistics properties, recently secures a pivotal 10-year lease with DOUGLAS, a leading player in the omnichannel premium beauty segment. This collaboration results in the establishment of a new distribution center at CTPark Warsaw South, encompassing a substantial 46,200 square meters of space, including 1,317 square meters for office use and 44,940 square meters dedicated to warehousing. This facility is designed to serve as DOUGLAS's primary distribution hub in Poland and marks its third global location, reflecting the company's commitment to enhancing its logistics capabilities within central Europe.

The newly leased distribution center at CTPark Warsaw South signifies a strategic move for DOUGLAS, enabling the company to house up to 8 million products and supply 350 stationary retail outlets. This facility not only enhances operational efficiency but also strengthens DOUGLAS's distribution network across Poland and the Baltic states, including Lithuania, Latvia, and Estonia. As DOUGLAS continues to grow its presence in Poland, which it has cultivated for over 24 years, the integration of advanced warehousing solutions within this new center aligns perfectly with its omnichannel strategy, ensuring a seamless flow of products to its customers.

A key aspect of this partnership is the emphasis on Environmental, Social, and Governance (ESG) standards, which play a significant role in modern logistics operations. The CTPark Warsaw South facility is one of only ten warehouses in Poland to achieve BREEAM Outstanding certification, underscoring its commitment to sustainability. The center incorporates several innovative features tailored to DOUGLAS's requirements, including ample natural light, enhanced fire safety measures, and advanced security systems. Furthermore, the facility employs cutting-edge technology, such as robotic systems and smart metering for energy analysis, alongside energy-efficient heating and cooling solutions powered by heat pumps, showcasing a robust commitment to sustainable operations.

In addition to this strategic lease, CTP's Managing Director for Poland, Piotr Flugel, expresses optimism about welcoming DOUGLAS to the park. He emphasizes the modern facilities and strategic location as key components that will contribute to the success of the new distribution center. This partnership not only enhances DOUGLAS's operational capabilities but also reinforces CTP's position as a leading developer in the logistics sector, committed to high standards of sustainability.

As the logistics landscape continues to evolve, the collaboration between CTP and DOUGLAS exemplifies the importance of strategic partnerships in enhancing operational efficiency and sustainability within the industry. With an increasing focus on ESG considerations, such developments highlight the future direction of logistics operations across Europe.
