- Zonda emphasizes the potential for growth in construction, contingent on restoring builder confidence.
Home Lot Supply Trends Signal Opportunity for Growth in Construction
The latest Home Lot Supply Index (LSI) from Zonda reveals a significant trend in the U.S. housing market, showcasing a continued increase in lot supply for the second quarter of 2025. The LSI reaches 68.4, reflecting a 20.6% year-over-year growth and marking the fourth consecutive quarter of increasing supply. Despite this upward trend, the market remains categorized as "significantly undersupplied," a condition that has persisted since 2017. The index measures the availability of vacant developed lots and their absorption rate into housing starts, indicating a mismatch between supply and demand that still affects builders.
Ali Wolf, the chief economist for Zonda and NewHomeSource, points out that although the increase in lot supply is promising, builders remain cautious about ramping up production. This hesitance stems from fluctuating consumer demand and a rising number of resale properties, which creates uncertainty in the market. As a result, even with an increased supply of lots, the conversion of these lots into housing starts has slowed, contributing to the highest LSI in five years. Builders appear ready to support additional construction; however, the ongoing caution reflects a broader trend of uncertainty that continues to shape their decision-making process.
Zonda’s insights underscore that a lack of supply does not translate to a surplus in the housing market. Instead, the current conditions signal a potential for future growth in construction, contingent upon restoring builder confidence. The company emphasizes its commitment to providing data-driven solutions that foster development in the homebuilding sector. Zonda believes that improved housing conditions can lead to stronger communities and better living standards, reinforcing the importance of addressing the existing supply-demand imbalance in the market.
In related developments, homebuyers can leverage resources provided by NewHomeSource.com, which offers insights into new construction communities and builder reviews.
