The latest October Realtor.com® Housing Market Luxury Report reveals a nuanced picture of the U.S. luxury housing market, characterized by both declining national prices and thriving local markets. Nationally, luxury home prices have eased to an average of $1.22 million, reflecting a 2.2% decrease year-over-year. However, certain regions, particularly the Gulf Coast area, are experiencing robust demand, as evidenced by a staggering 20% increase in luxury prices in North Port, Florida, where the entry price now stands at $1.67 million. This divergence highlights the complexities of the luxury market, where localized dynamics can create opportunities amid overall market softness.

Realtor.com® Chief Economist Danielle Hale notes that while some cities grapple with price corrections, others are witnessing an uptick in luxury home sales. Markets such as Heber, Utah; Boise City, Idaho; and Minneapolis, Minnesota, are seeing rising prices and quicker sales, indicative of fierce competition for the limited luxury inventory.
