As of December 2025, the median asking rent across the 50 largest metropolitan areas stands at $1,689, which marks a slight 0.7% decline from the previous year. This decline is noteworthy, as it signifies the 29th consecutive month of year-over-year rent decreases. However, the overall reduction in national rents masks a troubling trend for budget-conscious renters, particularly those seeking lower-priced housing options.
While the average rent prices trend downwards, the report highlights a stark contrast in the rental price movements across different market segments. Lower-priced rentals have surged, with the median asking rent increasing by an alarming 16.9% since December 2019. More specifically, the 25th percentile of lower-priced rentals has skyrocketed by 19.9%, whereas the 75th percentile of higher-priced rentals has seen a more modest increase of 12.5%. This disparity underscores a growing divide in the rental market: relief from declining rents is disproportionately benefiting higher-income renters, leaving those at the lower end of the income spectrum to contend with escalating rental costs.
Danielle Hale, chief economist at Realtor.com®, emphasizes the importance of understanding the distribution of rent relief. Although national rent declines persist, the relief is not evenly experienced. Many individuals and families searching for affordable housing continue to face significant financial strain, as their options become increasingly limited. The report also indicates that the rate of rent decline is stabilizing, with December's year-over-year decrease being the smallest since March. Despite this stabilization, the uneven impact on different rental segments suggests that the affordability crisis for lower-income renters remains a pressing concern as 2025 draws to a close.
