Realtor.com® Predicts Stabilization in Housing Market for 2026

Realtor.com® recently unveils its 2026 Housing Forecast, shedding light on a potential stabilization of the housing market after a prolonged period characterized by affordability challenges and limited inventory. The report suggests that average 30-year mortgage rates are set to decrease slightly to 6.3%, down from 6.6% in the previous year. This slight reduction is expected to ease the financial burden on homebuyers, which, combined with rising incomes, will reduce the typical mortgage payment as a percentage of income to 29.3%. This marks a significant improvement, as it is the first time since 2022 that this metric falls below the critical 30% threshold, indicating a shift towards more manageable housing costs for many Americans.

Moreover, the forecast anticipates a 2.2% increase in home prices, following a 2.0% rise in 2025. Despite this upward trend in nominal prices, real (inflation-adjusted) home prices are likely to decline for the second consecutive year, attributed to higher inflation rates. The combination of rising prices and declining real value highlights ongoing challenges within the market. In addition to home prices, the rental market also sees hopeful signs, with projected rent declines of 1.0%. This forecasted dip is promising for renters who have faced soaring prices since the pandemic, signaling a potential easing of the rental market's pressure.

The outlook for existing home inventory appears more positive, with an estimated increase of 8.9%, continuing a trend of growth from the previous two years. This rise in available homes, along with a boost in single-family new home starts, reflects an ongoing response to the persistent inventory shortages that have plagued the market. However, despite these improvements, Realtor.com® warns that the recovery remains slow, with existing home sales still significantly below normal levels. Danielle Hale, chief economist at Realtor.com®, notes that while these changes may not revolutionize the market overnight, they represent an important shift towards a more balanced housing environment, fostering hope for buyers, sellers, and renters alike in 2026.

As the housing market navigates these complexities, the interplay of political dynamics and economic risks continues to pose challenges. Stakeholders in the real estate industry must remain vigilant as they adapt to changing market conditions, ensuring that they can respond effectively to evolving consumer needs and preferences. Overall, Realtor.com®'s forecast for 2026 offers a cautious yet optimistic view of the housing landscape, laying the groundwork for a more stable future.
