Realtor.com® has unveiled its 2026 Housing Forecast, signaling a cautious yet optimistic outlook for the housing market after years plagued by affordability issues and scarce inventory. The report highlights a slight decrease in average 30-year mortgage rates, projected to dip to 6.3% from 6.6% in 2025. This reduction is expected to ease the financial burden on homebuyers, as lower mortgage rates combined with rising incomes could reduce the typical mortgage payment to 29.3% of income. This marks a significant milestone as it is the first time since 2022 that mortgage payments fall below the critical 30% threshold, suggesting a potential shift in market dynamics.

In terms of home prices, Realtor.com® forecasts a modest increase of 2.2%, building on a 2.0% rise in 2025. However, when adjusting for inflation, real home prices are likely to decline for the second consecutive year, reflecting the ongoing economic challenges. The forecast also notes a projected 1.0% decrease in rents, offering relief to renters who have faced escalating costs since the pandemic.
