This financial maneuver includes a freshly established $1.38 billion credit facility specifically for the Realty Income U.S. Core Plus Fund, LP, which serves as an open-end, perpetual life private capital vehicle. The Chief Financial Officer, Jonathan Pong, expresses gratitude towards the company's lending partners, noting that this liquidity boost enhances the U.S. Core Plus Fund and underscores Realty Income's robust access to capital for future growth initiatives.
The updated revolving credit facilities now feature a capacity of $4.0 billion, with an accordion option that allows for expansion to $5.0 billion, contingent upon securing additional lender commitments. This strategic arrangement reflects Realty Income's commitment to maintaining flexible financing options to support its investment strategies. The credit facilities are structured into two tranches of $2.0 billion each, with maturity dates set for April 29, 2027, and April 29, 2029. The company retains the option for six-month extensions, further enhancing its liquidity position.
Realty Income's strong financial standing is bolstered by its A3/A- credit rating, which enables it to secure a competitive borrowing rate of 72.5 basis points over the Secured Overnight Financing Rate (SOFR) for U.S. Dollar borrowings. A total of 25 lenders participate in these credit facilities, with Wells Fargo Bank acting as the Administrative Agent. For the U.S. Core Plus Fund, the $1.38 billion facilities consist of a $1.0 billion revolving credit facility and a $380 million delayed draw, unsecured term loan, with the potential for expansion up to $2.0 billion, also subject to lender commitments.
