Transforming Senior Living: River's Edge Breaks Ground in NYC
In a significant development for senior living, RiverSpring Living has launched the River's Edge project, a state-of-the-art Continuing Care Retirement Community (CCRC) located in Riverdale, Bronx. This pioneering initiative, marking the first of its kind in New York City, aims to enhance the quality of life for seniors through an integrated approach to aging. The expansive project is set on a 32-acre campus and focuses on delivering a comprehensive range of services, including assisted living and specialized memory care, anchored by the established Hebrew Home at Riverdale.
The River's Edge will feature a striking 441,000-square-foot, 11-story building housing 260 independent living apartments. Each apartment is thoughtfully designed to maximize views of the iconic Hudson River and the Manhattan skyline, thereby combining luxury with practicality. The ambitious financing of $633 million, facilitated by Ziegler’s expertise in tax-exempt bonds, ensures the project's cost coverage, which includes high-end amenities and operational requirements. With presales already exceeding 85% of the available apartments, the community is positioned for rapid occupancy, reflecting the high demand for quality senior living solutions in urban centers.
David V. Pomeranz, President & CEO of RiverSpring Living, articulates that this endeavor marks a major milestone in enriching seniors' lives in New York City. The development, managed by RS Services—a subsidiary of RiverSpring Living—boasts a solid operational strategy underscored by the expertise of Integrated Development II (ID2), which oversees the project's planning and execution. Matt Phillips, CEO of ID2, highlights the unique advantages of the location and the depth of experience brought by RiverSpring Living, asserting that River’s Edge promises to offer a vibrant community atmosphere for its future residents.
Beyond the stunning architecture and comprehensive care solutions, River's Edge stands out as a notable example of how investment and innovative healthcare approaches can reshape urban senior living. Regulated under Article 46 as a Lifecare CCRC by New York's Department of Health, the facility aims to serve not just as a residence but as an enriching environment catering to the diverse needs of aging adults. Through this project, RiverSpring Living sets a new benchmark in the industry, focusing on dignity, independence, and community engagement for an often-overlooked demographic.
As River's Edge prepares to open its doors, the project exemplifies the evolution of senior living from traditional care models to a more integrated, lifestyle-focused approach. By prioritizing individual needs within a luxurious yet accessible setting, RiverSpring Living is paving the way for a new standard in the senior healthcare landscape. With the backing of visionary partners like Ziegler and ID2, the project reflects a robust commitment to enhancing the aging experience in one of the nation's most dynamic cities.
