Between October and November, new listings plummet by nearly 30%, the most substantial monthly decline observed since at least 2018. This drop aligns with typical seasonal trends, indicating a shift back to standard market behavior following a period of heightened activity in the preceding months.
Despite these challenges for sellers, Zillow’s Senior Economist, Kara Ng, highlights that buyers are encountering a rare opportunity. The share of mortgage payments relative to median household income decreases to 32.6%, the lowest level recorded since 2022. This decline, coupled with a reduction in monthly mortgage payments of over $100, positions many households to take advantage of the market. Newly pending sales also reflect this cautious sentiment, with an 18.5% decline month-over-month in November, although they remain 3% higher than the same period last year.
